What Is PMAY CLSS
The Credit Linked Subsidy Scheme under Pradhan Mantri Awas Yojana provides interest subsidy directly to your home loan account. The subsidy reduces your effective EMI immediately – not a deferred benefit.
The subsidy is calculated on first 20 years of loan tenure at 6.5% (EWS/LIG) or 4% (MIG-I) or 3% (MIG-II) interest rate equivalent. Difference between this and your actual loan rate is paid as upfront NPV (net present value) subsidy.

Most urban middle-class earners fall in MIG-I or MIG-II tier. Even at MIG-II ceiling (Rs.18L household income), Rs.2.30 lakh upfront subsidy is significant — reduces effective interest rate by 0.5-1% over 20-year loan.
Eligibility Criteria
- First-time buyer. Neither spouse should have a pucca house in India.
- Indian citizen.
- Loan from approved lender. All major banks + HFCs approved.
- Adult (18+). No upper age limit but loan tenure restricts effectively.
- Married applicants: Property should be in joint names of spouses (preferably female ownership; gets additional state-level benefits in some states).
- Single woman: Sole female ownership encouraged with priority allocation.
- Adhaar mandatory.

Application Process
Step 1: Check eligibility on official portal

Step 2: Apply for home loan from approved lender
All major banks (SBI, HDFC, ICICI, etc.) plus HFCs (LIC Housing, Bajaj Finserv) are approved. Mention PMAY eligibility at application; lender handles subsidy filing.
Step 3: Submit PMAY-specific documents
- Income certificate (Form 16 / ITR for last 2-3 years)

3. Carpet area mismatch. Builder advertises super built-up area; actual carpet area may exceed tier limit. Verify carefully.
4. Property in non-recognized urban area. Some peri-urban areas not covered under PMAY-U. Check inclusion list.
5. Aadhaar not linked to PAN. Both must be linked before application.
6. Renting out the property. Subsidy claw-back if found let-out within 3 years.
7. Bank account not linked to Aadhaar. Subsidy credit fails.
8. Multiple applications across lenders. Apply only once; system flags duplicates as fraud.
